Karasu İlçesi’nde (Sakarya) ikincil konutların gelişimi

Abstract

İkincil konutlar turizmin gelişmesine bağlı olarak ortaya çıkan, insanların tatillerini geçirdiği çoğu zaman sezonluk olarak veya hafta sonlarında kullanılan konutlardır. İkincil konutların yer seçiminde coğrafi konum, iklim ve yeryüzü şekilleri gibi doğal faktörlerin yanında, ekonomik faktörler ve ulaşım şartları gibi çekicilik yaratan beşeri faktörler de etkili olmaktadır. Türkiye’de turizmin gelişmesine bağlı olarak Karasu'da da doğal çekiciliklerinden ve lokasyonunun büyük şehirlere yakın olmasından dolayı ikincil konutların sayılarında son yıllarda kayda değer bir artış görülmektedir. Karasu’da ikincil konutların gelişmesine bağlı olarak; yaz mevsiminde ve hafta sonlarında, özellikle yakın çevreden gelen turistlerin ve günübirlikçilerin etkisiyle nüfus artmaktadır. Meydana gelen bu nüfus artışının Karasu'nun doğal çevresine, ekonomisine ve sosyolojik yapısına etkileri olmaktadır. Karasu’da yaz mevsiminde ve hafta sonlarında artan nüfus, doğal çevre üzerinde büyük bir baskı oluşturmakta ve başta Karasu sahili olmak üzere doğal hayatı olumsuz etkilemektedir. Bunun yanı sıra sezonluk olarak yaşanan bu nüfus yoğunluğu şehirde trafik sorunlarına da yol açmaktadır. Karasu’ya gelen turistlerin, Karasu ekonomisine olumlu etkileri ise göz ardı edilemez. Karasu’daki bu turizm potansiyeli hem Karasu’nun emlak piyasasına canlılık getirmekte hem de esnafların satışlarını arttırmaktadır. Karasu’ya gelen sezonluk turistler ve günübirlikçiler ile Karasu’nun yerel halkı ve esnafı arasında kültürel farklılıklardan kaynaklanan sorunlar da görülmektedir.

Secondary homes which arises due to development of tourism and where places people spend time for their holidays and mostly used areas as seasonal and at the weekends. Beside, natürel factors such as geographical location, climate and landforms, economic factors and transport conditions that create attractiveness play important role in place selection of the secondary homes. Moreover, there are environmental, economic and social effects of the secondary homesto where places they located. Depends on the development of tourism in Turkey, in Karasu a significant increase has seen on number of secondary homes in recent years due to both naturel attractions and its proximity to major cities. The population increases especially in summer season and at the weekends the influence of tourists coming from nearby and excursionists depends on development of secondary homes in Karasu. The mass of population formed by tourists and excursionists come to Karasu in summer and at the weekends affects naturel environments, economics and sociologic structure of Karasu. Increasing population in Karasu in summer seasons and at the weekends creates a majör pressure on the naturel environment and especially on the Karasu coasts it affects naturel life negatively. In addition, this temporary and seasonal density of population causes traffic problems in city. Of course, positive effects of the tourists come to Karasu for economy of Karasu cannot be disregarded. The tourism potential in Karasu livens up the property market and increases the sales of the local traders. Lastly, due to some problems caused by cultural differences seen between the local residents and seasonal tourists and excursionists come to Karasu.
