Konut talebini etkileyen faktörler ile kentsel yayılma alanlarının analizi: Bilecik örneği

Abstract

Konut, geçmişten günümüze kadar insan yaşamında önemli bir yere sahip olmuştur. Öncelikli işlevi bireylerin barınma ihtiyacını karşılamak olan konut kavramı, ekonomik güvence ve yatırım aracı olarak kullanılma yolunda da kendini göstermektedir. Diğer taraftan konut kavramı ile yakından ilgili olan kentsel yayılma kavramı da yıllardan beri devam eden bir olgu olmasına rağmen, geçmişten günümüze, toplumların karşılaştığı küresel bir sorun olmaya devam etmektedir. Ülkemizde özellikle büyük şehirlerde varlığını daha da fazla gösteren bir sorun haline gelen bu iki kavramı daha da yakından tanımak gereksinimi duyulmuştur. Araştırmada Bilecik İl’i örneklenerek Bilecik’te ve ülkemizde konut kavramı ve kentsel yayılma alanları ile hane halkı ve bireylerin konuta olan taleplerinin nasıl şekillendiği incelenmiştir. Bu bağlamda Bilecik İl’inde bireylerin konut talebiyle birlikte tercihlerini de etkileyen yapısal, konumsal ve sosyoekonomik unsurlar ve bunların kentsel yayılmadaki etkisinin neler olduğunun tespit edilmesi amaçlanmıştır. Araştırmada özellikle 2008-2018 arası sayısal verilerden yararlanılmış, Bilecik İl’inin coğrafi konumu, arazi yapısı ve nüfus özellikleri ile ilgili bilgiler verilerek konut ve kent yapısı hakkında bilgi verilmiştir. Genel itibariyle yıllar arası konut sayısı artış ve azalışlarının sebepleri ile nerelerde olduğuna yıl bazında değinilerek, sorunlarla ilgili çözüm önerilerinde bulunma yöntemine gidilmiştir. Çalışmada ayrıca konut talebini belirleyen Alternatif Yatırım Araçları, Gelir, Fiyatlar, Göç ve Kentleşme, Kredi Koşulları ve Faiz Oranı gibi faktörler ile kentleşmenin şehrin merkezinden çok çeper ve saçaklarına doğru ilerleme nedenlerine, TOKİ’lerin konut gereksinimleri ve kentleşmedeki rolüne, Bilecik İl’inde inşaatı devam eden yeni hastanenin de etkisiyle şehrin batı tarafı olan Pelitözü civarının daha cazip hale geldiği vurgulanmıştır.Housing has had an important place in human life from the past to the present. concept of housing, whose primary function is to meet the housing needs of individuals, is also on the way to use it as an economic security and investment tool. On the other hand, the concept of urban sprawl, which is closely related to the concept of housing, remains a global problem faced by societies from the past to the present, although it has been a phenomenon that has been going on for years. In our country, especially in the big cities, it is necessary to get to know these two concepts even more closely, which has become a problem that shows its presence even more. In the research, Bilecik province was sampled and examined in Bilecik and in our country, the concept of housing and urban sprawl areas and how the demands of households and individuals to housing are shaped. In this context, it is aimed to determine the structural, positional and socioeconomic elements that affect the preferences of individuals along with the demand of housing in Bilecik Province and what their impact on urban sprawl. In the study, especially between 2008-2018 numerical data was used, information about the geographical location, land structure and population characteristics of Bilecik Province was given information about the structure of housing and urban. In general, the number of houses between the years and the reasons for the increase and decrease sparked by the year-by-year basis, the method of making solutions to the problems was reached. In addition, the study also emphasized that alternative investment vehicles, income, prices, migration and urbanization, credit conditions and interest rate, as well as the reasons for urbanization progressing from the center of the city to the very wide nappies and fringes, to the housing requirements of TOKis and its role in urbanization, and the influence of the new hospital under construction in Bilecik Province, has become more attractive around Pelitözü, which is the western side of the city
